    Real Estate Investors Need Many Lead Sources

    An obvious, but overlooked source of leads is your local newspaper's website. Most will contain all listings that are in the print edition. Of course you get the added advantage of being able to search the properties.

    Just get the website address from the newspaper, log on and then look for the "homes for sale" or "homes for rent" link. Use the search tool to find homes that meet yours or your Investor's need. Usually all of the classified links are together on the paper's website.

    Similar to the daily newspaper websites, except these papers usually come out weekly and contain only classified ads. Not all have websites, but many do. Log on and see what properties are listed.

    Advertising in these types of papers is usually far less expensive than the daily paper and are very popular for modest priced homes. There will most certainly be Investors interested in these types of properties.

    Not every daily newspaper or classified paper has a website, but at this point most probably will. This is a quick and easy way to hunt for leads. The electronic version is generally easier to search than the print copy, but the print copies can be aged, as we will see later.

    Give a bunch of websites a try and eliminate those that aren't useful in your particular area. Many Investors are too busy to take time to use other resources to look for Motivated Sellers; remember they want to be out buying and selling properties.

    This is where your value comes into play; you will dig and try to find every possible Motivated Seller. In case you forgot it's a numbers game. Don't forget to search for local sites that might have a few gems.
